A Historic Jewel Reimagined for Modern Excellence

About

At 111 Lombard Avenue, history and modernity converge to create an exceptional Class A Heritage Redevelopment. This six-storey brick warehouse, initially constructed in 1903 for the Kemp Manufacturing Company, stands as a testament to Winnipeg's rich architectural heritage. Designed by the renowned Winnipeg architect James H. Cadham, the building was a testament to early 20th-century commerce and manufacturing.

In the late 1920s, the Kemp Manufacturing Company amalgamated with McClary Manufacturing and Thomas Davidson Manufacturing to create General Steel Wares Limited, continuing its legacy within these storied walls until the 1950s.

This landmark building was constructed in three stages, with additions facing McDermot Avenue in 1903, Lombard Avenue in 1906, and an impressive southeast addition designed by architect James McDiarmid in 1911, constructed by the renowned firm Frid-Lewis. Today, this architectural masterpiece proudly holds the designation of a municipally-designated historic site.

The vision behind 111 Lombard Avenue is to transform this historic landmark into a top-tier office space, seamlessly combining the charm of its historic architecture with modern amenities, creating a unique and desirable workspace in the heart of Winnipeg.

With a total space of 132,000 square feet spread across six stories, each floor offering 22,000 square feet of workspace, this redevelopment project maintains the heritage character of the building while incorporating cutting-edge amenities.

111 Lombard Avenue contributes positively to the local community by revitalizing a historic structure and providing high-quality office space that can attract businesses, talent, and investment to the area, fostering economic growth.

Situated in downtown Winnipeg, this location provides easy access to nearby amenities, including restaurants, parks, and cultural attractions. It offers a convenient work environment with dining options, green spaces, and cultural sites such as Shaw Park, the Legislative Building, and the Railway Museum.

The future vision for 111 Lombard Avenue includes maintaining its status as a premier office space, attracting diverse businesses, and continuing to serve as a cornerstone of Winnipeg's business community. This redevelopment project not only preserves a slice of Winnipeg's past but also paves the way for its future as a vibrant and thriving workspace.
